Do we do all the things that other realtors do? YES
Just because we do not include some service in our basic package, doesn't mean we do not provide them. We just charge individually for each service we perform. We are glad to assist you in all facets of selling your home.

Other realtors won't show your property if you list with Home Listing Service LLC. FALSE (at least we hope it is)
It is against the laws and regulation governing Realtors for a realtor to boycott another Realtor's listing or another real-estate company, or not to show their properties. If a Realtor was to do this they would be breaking the law and could get fined or maybe loose their license.

Discount brokers don't pay other realtors that find buyers for their homes. FALSE
We can't speak for all other discount brokers but as for Home Listing Services LLC, we pay the selling Broker 3% of the sales price at closing to the selling Real-estate company. Ask the other Realtors what they pay to other Real Estate companies that find you the seller, a buyer for their properties. See section for details.

Discount brokers are not trying to sell your house. FALSE
Keep in mind that we are primarily a listing company. But we do try to sell your home, and we instruct you with tips and answer your questions about things you can do to market your home. And we usually charge a lot less than most Realtors.

We either charge 3% when one of our agents is working with a buyer and they want to buy your house, or 0% in almost all other cases. For example, when an individual drives by and wants to see your home, and they call us wishing to see your home, we hook the two of you up. As long as they are not working with a Realtor, there is no selling fee or commission if they buy your house. Ask how much they will charge you. The answer will most likely be 2% or 3%, but it will be more than the 0% we charge in most cases.

If they are working with a Realtor, they should not be going through houses without their Realtor. Ask the agent trying to list your home, if they "List" your home, what fee they charge if someone calls their office to see your home, be it from the yard sign or the MLS. They will probable say they will charge you 2% or 3% or something like that.

We put your phone # on the yard sign, so when an individual drives by and wants to see your home, they can call you or they can call us.

As you may know, most of the homes that are LISTED by agent "A", are sold by an agent "B". Another agent other than the one who "listed" the home.

I don't understand how realtors come up with their commission?
Did you know that there are 2 parts to the fees (commission) you as a seller pay for Realtor services?

The first part is the fee that you the seller pays to the Real Estate Company who "Lists" your home for sale. Different companies charge different fees. Home listing Service LLC charges a flat fee of $795 for our basic package. Ask the agents you talk to what they charge for "Listing" your home. It is totally up to the policies of the individual Real-estate Company. Many charge 2%,3%, 4% or a higher amount.

The second part of the fee, which you the seller pay out of your sale proceeds, is paid to the Real-Estate company that is the procuring cause of finding you a buyer for your house. This also varies from company to company. You the seller, and the Company you "List" your house with, agree in the "listing contract", what will be the fee for "Listing" the house and what will be the fee for the company bringing you the buyer for your house. When you sign a listing contract with Home Listing Service LLC, you agree to pay the selling Realtor a 3 % selling commission and to us, the "Listing Company," you pay a small flat fee of $795, in most cases.

Our basic package only covers the listing of your property and the other services we explain in the "basic package". Most other Realtors who are trying to get you to list your house with them are probably not going to bring you a buyer for the fee they are charging you to "list" your property with them. Most Realtors will expect you to agree in the listing contract, to pay the Real-estate company that sells your house an additional specific selling commission fee.
